Colonial Funding Group was founded by Eddie Speed in the 1980’s as a small Dallas Texas based note shop and quickly grew into one of the most active note trading firms in the country. Our management team has bought and sold over 40,000 assets in trades both large and small.

Eddie Speed
President
Since 1980, W. Eddie Speed has dedicated his professional life to the seller financing. He is the owner and president of Colonial Funding Group LLC, which acquires real estate secured notes. He has been a leader and innovator in the Note Business for over 30 years. He will tell you that those 30 plus years have prepared him for the incredible opportunities of this current real estate market.

Wood Speed
Wood is a key member of the Trade Desk at Colonial Funding Group, specializing in note investing and advanced mortgage based financial modeling. He leads the team’s efforts in analyzing and converting residential properties into cash flowing mortgage notes, bringing precision, insight, and a data driven approach to Colonial’s investment strategies.
Raised in a family deeply rooted in both the real estate and note industries, Wood grew up immersed in the business. This early exposure helped him develop a strong foundation, practical understanding, and lasting passion for the field. Today, he combines that background with analytical expertise to support high quality decision making and deal structuring across the organization.
In addition to his work in the note industry, Wood serves full time as a firefighter. He brings the same discipline, teamwork, and commitment to service from the fire station into every project he takes on.

Missy Barry
Missy Barry’s real estate career began in 1977 — quite literally at the ground level — emptying trash cans in her family’s real estate office in Bedford, Texas. From there, she worked her way through nearly every operational role in the business, serving in secretarial, administrative, and relocation positions before earning her Texas Real Estate License in 1993.
Over the past 30+ years as a licensed agent, Missy has helped clients successfully buy and sell residential real estate of all types. Her deep understanding of the industry extends far beyond transactions. She has played an instrumental role in recruiting, managing, mentoring, and training thousands of agents, and has been invited to serve as a keynote speaker at multiple industry events.
Today, Missy applies her decades of comprehensive real estate knowledge as a Senior Program Administrator, where she assists landlords nationwide in increasing profitability and reducing operational headaches through the Rental Conversion Program. Her career reflects not only longevity, but leadership, adaptability, and a lifelong commitment to elevating the real estate profession.
